Converting redundant barns into commercial space
— 06 Nov 2025
With an increase in the diversification of farms and estates in the countryside, home/landowners are exploring opportunities to make the best use of the buildings in their care. Whether with multigenerational living; a focus on life/work balance; work from home opportunities; or more sustainable living there are a multitude of ways to optimise the spaces you have to provide an income whilst ensuring that historic buildings which otherwise might be lost are conserved and utilised.
One option is to convert redundant barns into commercial spaces and Jonathan Rhind Architects have been involved in many such projects. Whether you have a strong vision for how to use your barn or are looking for inspiration on how to make best use of them, we can help realise your aspirations.
We created visualisations for a client recently, who had a clear ambition of what they wanted to do with their historic threshing barn and shippon, but were unsure of how to achieve it. We advised on how to make best use of the space for optimum flow and interaction with the external spaces; to create a valuable function space, while preserving the historic character and spirit of the barns.
Initially, we arranged for a comprehensive measured survey of the barns, as well as undertaking a site survey to first understand the space. Obtaining a detailed design brief from the client was essential to really understand their aspirations and objectives for the project.
Jonathan Rhind Architects prepared sketch plans and a 3D model to explore how the space could function, the flow of people through the spaces and the relationship between the indoor and outdoor areas. It is important to understand how material choices and the movement of daylight through the building can affect the feel of the space, and mood boards and models can help explore available options.
We also advised on the impact of planning and building regulations and how local planning policy can affect the project, as well as potential construction costs and working within budget constraints.
Jonathan Rhind Architects have many years of experience in adapting existing buildings, integrating new sustainable technologies and designing new elements within historic contexts. We also have longstanding relationships with local authorities in the southwest negotiating consents on sensitive sites.
